Villa Colonia is an exquisite property. It was built most probably in 1905, as one of the few high-end homes in Krzyki. It was the outermost residential building in Wroclaw right at the boundary of the village of Krzyki (at the time called Krietern ). The present day Rapackiego Street used to run parallel to one of the main outbound roads to the towns of Swidnica and Jelenia Góra. On a clear and sunny day, from the windows on the south side one can see the massif of Sleza and Sowie Mountains with the view extending as far as to the mountain of Chelmiec near Walbrzych. Villa Colonia played a special role in the history of Wroclaw during World War II – it was here where the instrument of surrender of Festung Breslau was signed on 6 May 1945 bringing the so much desired peace. The very table on which the instrument was signed has remained to this day and is offered as part of the property’s furniture.

After the war, the premises were occupied by the Tax Chamber and next served as lodgings for the academics of Wroclaw universities. One of them finally acquired the entire property and made it his family home and head office of his company.

The building was designed and built in the restrained Baroque style typical of the period between late 19th century and early 20th century, promoted by a Vienna architect Friedrich Ostendorf. The external features of the villa include elements of Vienna Secession (for example metal roofing over the main entrance to the building or the restored front fence).

 

There are three entrances to the villa: the main entrance from the garden and two service entrances to the semi-basement. None of the systems in the building requires repair or replacement.

 

Surrounding area:

the site (14 Rapackiego St.) is located in a quiet neighbourhood of luxury houses, close to South Park, with a very good access to the A4 motorway (10-minute drive) and to downtown Wroclaw. Numerous artistic initiatives are springing up in the area, including a nearby office of Project History, or the Karpowicz Family Villa which is currently being prepared to serve as the seat of the Ex-Centrum foundation of Olga Tokarczuk, Poland's Nobel prize winner.

 

Building specification:

Prospective buyers will have an opportunity to view the official building survey document entitled “Architectural and construction survey of Villa Colonia, a residential building with utility semi-basement part”.

 

A large sum was spent on the building renovation that included installation of a modern gas-fired hot water heating system meeting all the applicable energy efficiency and thermal insulation requirements.

Before the work commenced, an independent building survey had been done, including measurements of the building structure, plotting of the building systems and survey of building features. The objective was to keep the building fabric and interior décor intact as far as practicable.

 

Renovation and restoration was carried out in 1996–2009 and covered the entire premises. The work included: reconstruction and strengthening of the roof frame including restoration of the south facing dormer and attic conversion, replacement of the roof covering, including restoration of loft skylights, renewal and refurbishment of the staircase, repair of the building façade, restoration of damaged windows, wooden louvres, wing shutters and fixed wooden furnishings and furniture, including curtain poles, radiator covers, wooden wall panelling, custom office cabinets, framing of coltrinas, doorset elements and parquets, replacement of balustrades, and many other elements.

 

The utility semi-basement was also renovated and the front fence was restored, including the entry walk gate.

The objective was to restore the original high-end functional and architectural features of the property. Following the comprehensive renovation, a full building survey was carried out, in which an independent expert estimated that the building may be operated properly for a few dozen years. The building survey report will be made available during presentation of the property.
