To show you just how basic a valuation report really is, we have replicated one for you. The layout may differ from surveyor to surveyor, but the basic information included should be largely the same:

Property comprises a purpose built upper maisonette situated in medium to high price residential area close to all shopping and travelling facilities including the new Jubilee Line extension. Externally the property is in fair condition for its age and design. Internally the property is reasonable well presented. No specific defects or repairs for mortgage purposes. The lease has not been inspected and it is assumed for valuation purposes it does not contain any onerous provisions. The lender's conveyancer should confirm arrangements for future management and maintenance are adequate and advise on respective liabilities for future costs. Any significant variation from the details given in this report should be referred back as it may affect the valuation. The inspection was limited to the subject flat and immediately adjacent common areas only. It is not possible to comment on the condition of other parts of the building or any potential liability for defects in inaccessible areas. The lenders conveyancer should include within his enquiries a question as to whether there are any known or proposed works to the building.
