Here's where you decide what you really want and how badly you want it...

If you haven't given much thought to the area and location of the home you would like to buy, it would be helpful for you to read about Choosing an area section of this site. If you have thought about it, and you know what you want, then you don't really need to be reading this paragraph and should probably move swiftly onto the next one.

Building

First things first, how close do you want your neighbours to be and how many of them do you want?

Are you looking for something:

  • Terraced
  • Semi-detached
  • Detached
  • Flat
  • Maisonette
  • Penthouse or loft apartment
  • Bungalow
  • Townhouse
  • Barn conversion
  • Farmhouses
  • Detached with land

Despite the thoughts of certain high-profile figures in society, we are actually quite lucky to have such a diverse range of architectural styles in this country. So the next thing you might consider is the style of the building. Obviously you can't always find the style you want in the area that you're moving to, so prioritising is the name of the game.

We have tried to come up with as many different building styles for you to consider as possible. Not having an architect on board, this list is probably far from exhaustive. If you can think of any more, you live in something different, or have pictures or descriptions of different housing types, please let us know.

A couple of notes of caution:

  • Most lenders have some restrictions on the types of building that they are willing to lend you money to purchase. Always check their lending criteria.
  • If you are thinking about buying an older style building, make sure you get a full survey. Though age and structural problems are not always linked, your wallet would favour safety over sorrow in the long run.

Flats

Despite there being some real eyesores still around, there is an enormous range of building styles to choose from if you are looking to buy a flat. Here are some for you to consider:

Architectural period

Whatever type of building you plumb for, the period in which it was designed and constructed can have a significant effect on the overall style, the size of the rooms, the height of the ceilings, the likelihood of damp and condensation and the need for a survey:

Construction style

The last thing to consider in terms of the building, is its construction material. Remember that this can affect the ease with which you get a mortgage - would you lend someone money to buy a thatched wooden hut?
