Most lettings agents offer at least two levels of service - let only and fully managed. Some will also offer a third choice, which is letting with rent collection. Each of these options is covered individually in a little more detail over the following pages. As a brief comparison, here are the activities that you may expect to be covered by each of the three service options:

Let-only

  • Advice and consultation.
  • Competitive Market Analysis.
  • Marketing the property.
  • Showing prospective tenants around.
  • Referencing and credit checking tenants.
  • Compiling legal agreements.
  • Inventory compilation and other administration.
  • Setting up rental standing orders or direct debits.
  • Taking the first rental payment plus deposit.
  • Handling the distribution of keys.
  • Initial liaison between landlord and tenant.
  • Providing a statement of your account.

You will be charged a fee between 9 and 12 percent of the rental achieved for the duration of the tenancy, with fees continuing at a lower level if the tenancy is renewed.

Letting & rent collection
All of the above plus:

  • Demanding and collecting the rent from the tenants.
  • Passing the rent to the landlord's account.

You will be charged a fee of between 12 and 15 % of the rental value achieved for the duration of the tenancy, with fees continuing at a lower level if the tenancy is renewed.

Fully managed 
All of the above, plus:

  • Inspecting the property at least twice during the tenancy.
  • Managing repair work and maintenance.
  • Liasing with the tenant on the landlord's behalf over the whole range of property issues.
  • Provide access to contractor networks.
  • Organising and managing other property administration.
  • Some elements of the property investment service may be included.

You will be charged a fee of between 13 and 20 percent of the rental value achieved for the duration of the tenancy, with fees continuing at the same level if the tenancy is renewed.
